Pricing starts with the first 20 panels, then moves to a per-panel rate. A 36-panel array takes noticeably longer than an 18-panel array, and the price reflects that.
Roof height and pitch
Single-story walkable roofs are straightforward. Three-story homes and steep pitches require additional fall-protection setup and slower, more careful work.
Roof material and access
Tile, slate, and metal roofs need different footing and staging. Limited yard space for ladders or lifts also adds time.
Amount and type of buildup
Light pollen and dust rinse away quickly. Lichen, tree sap, bird droppings, and nesting debris are bonded and take repeated passes.
Array layout
Panels spread across several roof planes mean more repositioning than one continuous array of the same panel count.
Water access on site
An available outdoor spigot keeps the job simple. Where water has to be carried or tanked in, setup takes longer.
When cleaning is worth scheduling
Under trees or near heavy pollen
Overhanging branches drop sap, leaves, and pollen through the season, and shade keeps panels damp so debris bonds instead of blowing off.
Birds or squirrels around the array
Droppings and nesting material under panels are the most stubborn buildup we see, and they often come with a critter guard conversation.
Near highways, farms, or construction
Road film, agricultural dust, and construction grit form a layer that rain does not fully rinse away.
Shore-area homes
Salt film settles on coastal arrays and leaves a haze on the glass between rains.
Low-pitch arrays

You receive the full price in writing, including any access or heavy-buildup charge, before anyone gets on the roof.
3. Safe roof setup
Licensed and insured technicians set fall protection and staging appropriate to your roof type.
4. Hand cleaning the glass
Soft brushes and purified water, no abrasive pads and no harsh chemicals that can damage anti-reflective coatings or seals.
5. Visual condition check
While we are up there we look at module condition, mounting hardware, visible wiring, and signs of critter activity, and tell you what we saw.
6. Cleanup and walkthrough
We leave the site clean and let you know anything worth watching before we go.

How often should solar panels be cleaned in New Jersey?
Many New Jersey homeowners are fine with cleaning every one to two years. Arrays under trees, near birds or squirrels, close to highways or farmland, or on low-pitch roofs generally benefit from more frequent cleaning.
Will cleaning increase my production?
Cleaning removes soiling that blocks light from reaching the cells. How much that changes your output depends on how dirty the array was, so we do not promise a specific production increase — we report what we see and what we removed.
Can I just clean the panels myself?
We do not recommend it. Roof work carries real fall risk, and pressure washers, abrasive pads, and household cleaners can damage glass coatings, seals, and wiring. Damage of that kind is not covered by manufacturer warranties.
Do you clean systems installed by another company?
Yes. Most of the arrays we service were installed by someone else, including systems whose original installer is no longer in business.
Do you clean commercial or ground-mount arrays?
Yes. Larger commercial roofs and ground-mount arrays are quoted per site based on panel count and access.
